As the residential buildings at Weinbergstrasse 71 and Steinhausweg 1 from 1993 are in need of renovation, they are being remodelled and extended: the floor plans of the existing flats are being adapted to meet today's requirements and needs, the façades are being optimised in terms of energy efficiency and rethought both aesthetically and structurally. Wherever possible, the extensions will be realised in timber construction.
The existing apartment building at Weinbergstrasse 71 is being comprehensively extended in terms of both floor plan and section. Within the extension, the existing attic storey will be converted into a full storey and supplemented by a further full storey and a new attic storey. The top full storey jumps inwards on the garden side and produces a stepping in the building volume. On the street side, the previous round bay window will be replaced by a rectangular one. The bay windows on the south and north sides provide noise protection for the bedrooms.
At Steinhausweg 1, an attic storey will be added to the building and the existing balconies will be converted into bay windows. The corners of the building to the north and south-west, on the other hand, will be converted back into loggias on the upper floors, while retaining as much of the existing structure as possible. The private outdoor spaces will be continued on the attic floor with a pergola. In contrast to the project for Weinbergstrasse 71, the previous commercial use on the lower floors will be dispensed with here. Instead, two maisonette flats will be created on the ground floor and 1st basement floor. The internal reorganisation serves as an opportunity to reorient the building and move the main entrance from the east to the west side. This creates a new address on Obstgartenstrasse and an appropriate entrance situation, which also helps to improve the streetscape.
The topography of the site rises sharply from west to east. This difference in height in the terrain is also reflected in the design of the open spaces. At Steinhausweg 1, the new address formation on Obstgartenstrasse leads to a fundamental revision of the surroundings - the old house entrance becomes part of the secondary access, which connects the house at Steinhausweg 1 with Weinbergstrasse via an informal path. On Obstgartenstrasse, trees will create space between the street and the façade. As many existing trees as possible will be preserved.
